We have been managing properties throughout Ventura and LA Counties for approximately 13 years.  We have a great team.  We have a maintenance coordinator, bookkeeper, and expert property managers.

After you connect with our team, we set up an appointment to preview the rental home and talk about comparable rentals in the area with the same bedrooms, baths, square footage, etc, and give you feedback from our perspective such as door stoppers to prevent wall damage, etc.   

As for our vetting process, we vet all the applicants prior to sending them over to you for review.  Our screening process consists of a credit check, background check, criminal check, landlord history referral, employment verification along with all supporting documentation and a meet and greet with the ‘Landlord Toolbox’ property manager. 

We handle all repairs, invoices, paying vendors, collecting rents (all rents and payouts are done electronically).  We do have a few that still have us mail them a check each month.  We provide an owner portal where you can view how your property is doing financially, check on repairs, invoices, statements, etc.  We offer a few options for services and their costs.  8% is our most popular, however 10% offers more protection. 

Here is an example of an 8% property management fee, when the fee is 8% of the total monthly rent (Ex. $2000 rent – 8% property management fee = $160).

All tenants must carry rental insurance and we provide a copy of such.  We ensure the policy is enough and offer owner rental protection.

We work with the owner’s handymen, contractors, etc if they have any one in particular that they would like to use.  Otherwise, we have a list of vendors and contractors that we use often that provide better rates, better response time and communication.
